💡 Yamada Hack: 5 Ways to Pay Less Hotel Tax
- • Book under the free threshold. Tokyo: under ¥10,000/night = free. Osaka: under ¥7,000 = free.
- • Use capsule hotels or hostels. Usually under all thresholds = no tax.
- • Stay outside city center. Saitama, Chiba have NO accommodation tax. Commute by train.
- • Skip luxury in Kyoto. Same trip but 3-star hotel = ¥400 tax instead of ¥10,000.
- • Long stays = sometimes reduced rate. Many cities waive tax after 7-30 days at same hotel.
❓ FAQ - Japan Accommodation Tax 2026
❓ Is accommodation tax included in my hotel bill?
✅ Usually yes, collected at check-in or check-out. Look for '宿泊税 / Accommodation Tax' line on your receipt.
❓ Do foreigners pay more than Japanese?
✅ No. Same rate for all guests regardless of nationality.
❓ Why did Kyoto's tax go up so much in March 2026?
✅ Overtourism. Kyoto increased rates dramatically for luxury hotels (¥100,000+/night now pay ¥10,000 tax per person). Cheap stays only went up slightly.
❓ Do children pay accommodation tax?
✅ Depends on the city. Many cities waive it for kids under 12 (or under 6). Confirm with the hotel.
❓ Is accommodation tax separate from consumption tax (10%)?
✅ Yes, totally separate. You pay both: 10% consumption tax + the accommodation tax.
❓ What about Airbnb / minpaku stays?
✅ Same tax applies. Most cities now extend the tax to all licensed minpaku properties.
❓ I'm a foreign resident, not a tourist. Same rates?
✅ Yes. Residents and tourists pay the same accommodation tax.
❓ Why doesn't every Japanese city charge accommodation tax?
✅ It's a local choice. Cities introduce it when they need to fund tourism infrastructure. New cities are added every year.
❓ Is Niseko's 2% really 2% of the room price?
✅ Yes. Niseko uses a percentage-based resort tax (not per-person-per-night). On a ¥30,000 room = ¥600 tax.
❓ Are school trips exempt?
✅ Most cities yes, school trips (修学旅行) are exempt. Need official school documentation.
Japan Accommodation Tax 2026 — Full City Guide
Many Japanese cities charge an Accommodation Tax (宿泊税, shukuhaku-zei) on hotel, ryokan, hostel, and minpaku (Airbnb) stays. The rate varies dramatically by city — from ¥0 to ¥10,000 per person per night. This calculator shows your exact total based on city, room price, nights, and number of guests.
Big 2026 changes: Kyoto increased its accommodation tax dramatically in March 2026 — luxury hotel guests now pay ¥10,000 per person per night (was ¥1,000). Hiroshima, Yugawara, Gifu City, and Toba added accommodation taxes for the first time in 2026. Hokkaido is rolling out prefectural rates throughout 2026. Nagano, Kumamoto, and Miyazaki are expected to add accommodation taxes in June 2026.
Current city rates covered: Tokyo (¥0-¥200), Kyoto (¥200-¥10,000 — March 2026 update), Osaka (¥0-¥300), Fukuoka City (¥200-¥500), Kitakyushu (¥150-¥200), Kanazawa (¥200 flat), Niseko/Hokkaido (2% percentage), Hiroshima (¥0-¥200, new 2026), Yugawara hot spring town (¥300-¥500, new 2026), Gifu City (¥200 flat, new 2026), Toba/Mie (¥200 flat, new 2026).
How is it calculated? Most cities charge per person per night based on room price tier. Cheap business hotels often fall under the "free threshold" (Tokyo: under ¥10,000; Osaka: under ¥7,000). Luxury hotels pay the highest tier. Niseko uses a percentage of room rate instead. Many cities exempt children under 12 and school trips (修学旅行).
Common exemptions: Children under a certain age (varies by city), school trip groups with official paperwork, long-stay guests (after 7-30 days at the same hotel — varies), diplomatic and certain government travel, and crew members on duty.
